What is a slab leak?

Slab leak is a term commonly used to refer to a leak beneath a concrete surface. Slab leaks are also known as foundation leaks and in-floor leakage. When pressurized pipes beneath a concrete floor develop tiny cracks or pinholes, then the water inside of them begins to bore out sections of the surrounding concrete. These damaged sections of concrete allow water to pool and eventually seep through the porous concrete causing severe structural damage if left unattended.

Slab leaks have been known to eat through large sections of concrete, which in turn can leave the surrounding concrete weak and deteriorated. Floors and walls that have crumbling sections of concrete that feel damp to the touch are likely related to slab leaks. Although the concrete will contain the leak in the early stages, the constant force of pressurized water blasts away at the concrete eventually degrading it to the point of failure.

Slab leaks can often be detected by a professional with a simple visual inspection. The leaks are generally referred to as “cold” or “hot” depending on which line is leaking, and the leaks generally leave hot or cold spots on the floor near the leak. There are several things to look for if you suspect you have a slab leak, such as: wet areas near your foundation, hot or cold spots on the floor, the sound of running water, wet carpet, and damp or rotting baseboards.

The best way to repair a slab leak is by calling a professional repairman. Electronic leak detectors can be used to pinpoint the exact location of slab leaks, thereby allowing repair of them with minimal damage to the surrounding structure. Any piping running through concrete will eventually develop leaks, as the pipes themselves are generally only good for around 40 years. If you have a relatively old home it’s a good idea to have your piping checked on a routine basis.
